Harpswell home prices reached a median of $1 million in June 2026, but the year-to-date numbers tell a more complicated story. In this market update, I break down what is happening with home prices, closed sales, days on market, new listings and inventory. June showed strong pricing, but through the first six months of the year, Harpswell has seen fewer sales, slightly lower prices and buyers becoming more selective. I also compare the broader Harpswell market with my nine most recent sales. The typical Harpswell home has taken 20 days to sell and received approximately 99.1% of the asking price. My nine most recent sales had a median of three days on the market and sold for an average of 105.9% of the asking price.
